Initially we would need to assess the property to ensure that existing land space within the property would facilitate a HMO that would satisfy building regulations and HMO thresholds required to meet minimum height, room and floor dimensions.
Our clients wish was to turn this property into a hybrid model of mixed HMO and Air BnB type model. With this in mind the design and rooms sizes required to be maximized, to allow residents to have a comfortable stay, whilst still meeting the demands that would satisfy minimum HMO room sizes.
The project had a slightly smaller property width compared to a similar project we completed down the road from this one. As well as narrower property dimensions, the roof eves were also a challenge to meet minimum head height of 1.5m in loft area.
We consulted with our in-house planning and architectural team to initially assess whether we had a possibility to successfully lodge a planning a application, that would support our clients desire to convert a terraced house into 2 lots of flats.
Initially the floor plan required was challenging as we had to have enough space in kitchen/dinner to ensure that the property would facilitate a HMO that would satisfy building regulations and HMO thresholds required to meet to minimum height, room and floor dimensions.
Project 1 of this design was initially challenging as we had to have enough space in to support an en-suite in every single bedroom, as per clients’ request. The box room had to be extended into the main bedroom to satisfy minimum floor space required for HMO bedroom sizes.
The client’s preference was to remodel the entire house to attract a higher-quality level of tenant that would take care of the property more than average to compensate for the extra features that were added, hence a higher yield. The desire was to invest in parts of the house that would be most appealing to tenants.
