Our clients’ wish was to turn this property into a hybrid model of mixed HMO and Air BnB type model. With this in mind, the design and room sizes needed to be maximised. This would allow residents to have a comfortable stay, whilst still meeting the demands that would satisfy minimum HMO room sizes, discounting any sqm that were already taken into en-suites.
Whilst at the initial assessment stage, the current footprint of the property would not have met HMO amenity standards for 6 residents. Therefore, we added a 4m rear single store extension to the property to satisfy minimum living/diner rooms sizes. This would then allow us to benefit from 6.51sqm in bedroom sizes.
Demo works were then carried out to ensure that all HMO, building & structural regulations were met. We ensured that we built in a satisfactory Fire Risk Assessment report into the project under the FSO Order 2005 to support the number of occupiers.
Knowing the level of 4 star quality output the client requested on this project, it allowed us to easily source the right materials and specification details during the project build.
The property is almost completed, and we are quickly moving onto snags list and the final fixing of heating and plumbing. We are also on the process of producing building & structural control Certificates. This included fire detection Certificates, emergency light test Certificates, EICR, Gas, PAT and EPC Certificates. We also produced a satisfactory Fire Risk Assessment report. We then handed this over as a turnkey HMO investment property ready to let, back to our client. As part of our “handover package”, we acquire a 5 year HMO licence on all properties on behalf of the licence holders.
