The works still involved us meeting building & structural regulations as well as ensuring adequate separation within the 2 units, by adopting floating floors this would satisfy a noise control survey/report. We also adopted a Fire Risk strategy into the build to satisfy the FSO Order 2005. The demo, plan and build were all part of the project, therefore the end result was a property that the client could then split the title deed into 2 separate flats at a later date. They could then either re-mortgage or sell the property as an on-going investment.
Once all renovation works had been completed, the value of the property almost doubled. As part of our “handover package”, we acquire a 5 year HMO licence on all properties on behalf of the licence holders.
