Project 1 of this design was initially challenging as we had to have enough space in to support an en-suite in every single bedroom, as per clients’ request. The box room had to be extended into the main bedroom to satisfy minimum floor space required for HMO bedroom sizes.
However, after this adaption, the room would still not allow a further en-suite to be intercepted into this area.
We adopted a floor plan that we suggested to client would work, as they didn’t want any shared bathrooms but exclusive en-suites only, to future proof their HMO. After their agreement of the revised floor plan, we worked towards a chosen design specification, by also building a fully compliant building regulations & satisfactory Fire Risk strategy into the build to satisfy the FSO Order 2005 & building completion certificate.
The design incorporated using the existing main family bathroom and splitting this into 2 en-suites. Although technically I was not an ensuite but was nevertheless exclusive use for a tenant. There was a further bedroom on the ground floor with en-suite, also. The design is based on our clients’ thoughts to extend the whole of the property, STPP in the very near future, thus enabling the new floor plan to satisfy a 6 bed HMO instead.
The property is almost completed, and we are quickly moving onto snags list and the final fixing of heating and plumbing. We are also on the process of producing building & structural control Certificates. This included fire detection Certificates, emergency light test Certificates, EICR, Gas, PAT and EPC Certificates. We also produced a satisfactory Fire Risk Assessment report. We then handed this over as a turnkey HMO investment property ready to let, back to our client. As part of our “handover package”, we acquire a 5 year HMO licence on all properties on behalf of the licence holders..
Once the property had been fully developed, all 2nd fix plumbing and electrical’s were carried out, along with satisfactory Certifications produced to meet building & structural control Certificates. This included fire detection Certificates, emergency light test Certificates, EICR, Gas, PAT and EPC Certificates. We also produced a satisfactory Fire Risk Assessment report. We then handed this over as a turnkey HMO investment property ready to let, back to our client. As part of our “handover package”, we acquire a 5 year HMO licence on all properties on behalf of the licence holders.
